Buying an Apartment

The legal arrangement for purchasing an apartment is freehold title. When buying an apartment at Kings Living, you are purchasing the title for your apartment and your security of tenure is protected.

If you are interested in a particular apartment at Kings Living, you may place a $1,000 holding deposit on a particular apartment while you look over the contract documentation. You may pay this deposit by cheque, bank deposit or cash.

After 21 days we will arrange for you to sign contracts and pay a further deposit (usually 10% but sometimes this can be deferred until you have sold your current home). Please have a chat to us about your particular circumstances as you may need to sell your home first.

We will coordinate the settlement of your current home with your new home to make the transition a smooth one. We will liaise with your legal representative to ensure a stress free process.

Selling your Apartment

When the time comes to sell your apartment, the selling process is very similar to selling your current home – you can choose an agent or have the village assist you. The price will be determined by the market value in consultation with your agent. You can negotiate your own fee with your agent and the proceeds of the sale are yours less any fees payable to Kings Living.

Owners Corporation / Services Fee

The Owners Corporation fees / Service Fees at Kings Living are between $50 – $75 depending on your choice of apartment. The Owners Corporation fee covers many items outlined in the contract of sale but you will need to pay your contents insurance, rates, and utilities bills as you do now in your own home.

The service fee includes the following
On-site management
Maintenance and upkeep to grounds, gardens and common areas
Maintenance to lift and associated costs
Building insurance, public liability insurance (does not include personal contents) Garbage and waste disposal
Access and use of all facilities
External property maintenance
Maintenance and monitoring of smoke alarm and fire sprinkler system Administration fees including staff costs and preparation of financial statements and accounts
Payment of gas, water and electricity to common areas
Not included…water, electricity, Phone connections and call charges to your unit & personal contents insurance and rates

Once Off Administration Fee & Stamp duty

Kings Living does not have the traditional deferred management fees but has a simple one off fee of 5% of the reselling price of your apartment. This fee is calculated at 5% of the reselling price and further detail is provided in the contract of sale.

Stamp Duty applies to Kings Living because you will receive your own title to your apartment. You can check to see how much stamp duty you will need to pay by searching www.sro.vic.gov.au and whether you are eligible for a discount depending on your financial situation.
